When you rent a house or unit from Raine & Horne Wollongong you have rights and responsibilities as a tenant.
- You must sign & receive a copy of the tenancy agreement & fact sheet.
- You have a specified fixed term agreement, usually for 6 or 12 months, but the parties can agree to any length of time. When this period ends, the tenancy agreement does not end unless it is terminated by the tenant or landlord. You must give us 21 days notice in writing.
- You will usually be required to pay rent in advance from the first day of your tenancy, up to 2 weeks rent if the weekly rent is less than $300 or up to 1 calendar month if the rent is more than $300 per week.
- You will be asked to pay a Rental Bond of 4 weeks rent for unfurnished premises & 6 weeks rent for furnished premises. This is a form security for the landlord in case you owe money for rent or damage to the premises at the end of the tenancy.
- You will receive a condition report when you sign the lease agreement. Please check this carefully as this is important if any dispute arises over the condition of the premises at the end of the tenancy.
- Rent will be paid to Raine & Horne Wollongong via the St George Bank using the deposit card supplied or by having the rent directly debited from your bank account. It is an essential term of this agreement that the rent is paid ON TIME. If the rent becomes overdue after 14 days a Notice of termination shall be issued.
- The tenant must keep the premises in a clean & tidy state. You must not attach any fixture or make any renovation, alteration or addition to the premises without written permission from the landlord or us.
- You must notify us of any damage to the premises as soon as possible. It is a good idea to put this in writing.
- If the premises need any urgent repair, you must tell us immediately so we can organise repairs as soon as reasonable possible.
- When leaving the premise after termination, it is your responsibility to leave it as near as possible in the same condition as set out in the original condition report.
- A general inspection will be carried out, by us every 3 months. You will be given 7 days notice in writing. you must allow access for this purpose.
